With so many wonderful festive events going on all around the country, and so many people taking a few days out of their busy schedules to get into the festive spirit, Christmas is an excellent time to capture some lucrative short breaks.

Here at TS Property Services we’ve been following the rise in popularity of short breaks around the festive period over the last few years. We often have queries from our owners about capitalizing on the Christmas rush, and we thought that we would share our general advice on the blog today.

 Seasonal breaks vary wildly in dates and duration from group to group, especially over the Christmas season where a lot of people might be looking for breaks of a few days, or even a night, rather than a week. The self-catering market is increasingly stepping in to fulfill this need for flexible, affordable breaks where more traditional accommodation cannot. For this reason we strongly advise our owners to consider allowing shorter, flexible breaks, and to ensure that their pricing is up to date and easily navigable for people looking for last minute breaks.

 Speaking of pricing, Christmas is the perfect time to catch late bookings through the offering special festive deals or offers. Whether this is offering a percentage off last minute bookings, offering three nights for the price of two, or adding in incentives like tickets to festive events, there are plenty of options to make your property stand out for those looking for an affordable Christmas get away. We encourage looking at what the competition are offering, what’s going on in the local area, and how you can work with both of these to create a competitive, attractive offering. Utilize your past customer database and send out special offers tailored to those who have stayed with you before, it will

 Deck the Halls

 It wouldn’t be Christmas without some festive decorations! If you have the time, it might be worth switching some of the features of your property so that they have a more festive feel. This could be as simple as a mini tree and some decorations for children to play with, or you could go all out and kit out the property for Christmas, complete with baubles, tinsel and Christmas songs. You might change your welcome pack to have a more Christmas feel, or you might try working with local businesses to provide information or tickets to festive events in the areas. Take advantage of the multitude of online offerings to get your festive offering out there into the marketplace: change your advertisements to showcase your property in the winter, or with all of its festive accouterments inside set up for the season, and take make it easy for people to imagine themselves having a great time and getting into the festive merriment spirit; utilize your email databases and past customer lists to send out newsletters or festive ecards; use your social media channels to make sure all of your festive offers are broadcast to a wide audience, and to highlight what your area and property is offering; change your marketing and advertising copy to include details of such festive events and highlights so people can better see at a glance what their experience in your property will include. In short, sell the festive experience.

This advice might seem straightforward, but you’ll be surprised how effective the smallest changes and most basic forms of communication can be. If you make it easy for people to embrace the Christmas spirit and imagine themselves having a great time in a stressful period, they’ll be more likely to pick you out from the crowd.
